was engaged to devise an efficient
design approach to a difficult site
that minimised unwanted cost
while maximising yield, ocean views, northern
solar aspect and cross ventilation.
It was also important to the client to maximise
external areas for apartments, so that a beachside
lifestyle could be achieved. For this reason, balconies
and terraces in the development are up to 56sqm.
As the site is bounded by either public open
space or road on all sides, the design needed to
appropriately and attractively address the public
realm in all directions.
From Bristol Lane down to the marina promenade
there is a fall of up to six metres, while Bristol Lane
itself rises 1.3 metres across the boundary.
MJA’s approach set access to the lower parking
level at 1.5 metres below the lowest road level
on Bristol Lane. The upper level parking was set
at 1.5 metres above the highest road level, which
efficiently dealt with the existing site conditions
and enabled continuous floor levels to the first
three apartment levels fronting onto the marina.
Of the 44 apartments, 28 combine northern
solar access with substantial marina and ocean
views, while most have ocean views in one direction.
A series of voids that opens to the sky, and
operable windows to corridors allow greater
cross ventilation than standard apartments.
Furthermore, extensive overhangs, slab blockouts
and screening devices enable the apartments to
contain extensive glazing without compromising
