preserving the original design features
of the heritage-listed building, was at
the heart of the client’s vision for Dumas House.
The brief for GHD and IA Group placed an
emphasis on a design that implemented state-
of-the-art technology and security systems,
protected the value of the heritage with minimal
exterior changes, and created an environment
to stimulate cohesion and team building.
To comply with the brief and requirements
of the Heritage Council and the Green Building
Council of Australia, GHD carefully selected
design concepts to improve and enhance the
existing 1960s-era decor while also incorporating
current Green Star initiatives.
Efficiency and time management were key
elements of the project with design documentation,
from concept to design, delivered in just three
There were a number of operational constraints
that had to be considered as well, such as working
on a fully-occupied building during construction.
The core of the building accommodates meeting
rooms and offices that are accented by glass
panelling etched with depictions of the cityscape.
In the breakout spaces and kitchen facilities,
bold geometric patterns, warm yellow hues
and a tactile environment provide a welcoming
environment for staff to gather and relax.

While embracing sustainable technologies
and maximising space efficiency, the workstations
employ a linear layout for easy collaboration.
The crisp palette employed in the work areas
is enlivened with overtones of dark chocolate and
vibrant red, while potted foliage brings in a sense
of the outdoors. Using a neutral colour scheme
complemented by broad windows and a high
permeation of natural light, the team created a
modern and innovative aesthetic that fosters
a bright, open sense of space throughout.
