BRIEF | Devwest Groups objective was to produce
a modern, mixed-use building that was sympathetic
to the older architecture in the surrounding area.
Minimising construction costs while maintaining
quality was also important.

ocated in the heart of Subiaco, 513 Hay
Street offers a new model for mixed-use
development in the area.
The complex contains 24 apartments,
with retail users occupying the ground floor,
commercial spaces on the first floor and a two-
level underground car park.
Timber window frames and stone panelling
on the ground level are sympathetic to the older
architectural elements common to Subiaco. These
are combined with modern architectural features
on the upper levels.
The complex design of the project utilised
contiguous piled retaining walls. Post-tensioned
slabs were used to reduce the steel requirement for
the building, therefore minimising construction
costs, while the AFS walling system was used to
reduce construction time.
The design has a distinctly
modern architectural feel.
