his mixed-use development consists of
a bakery and lunch bar with alfresco
dining, and two offices that can be
combined into one on the upper floor.
The use of the stunning view to the city was
taken advantage of by designing a balcony for
the upper offices with a glass balustrade to the
balcony. This also meant alfresco dining could be
utilised under the balcony.
Keeping in mind the layout of the bakery
and lunch bar, Armada Construction suggested
the inclusion of the upper-floor offices and a
warehouse facility. These additions were later
leased prior to final handover.
The rear part of the building has been
designated as a separate warehouse, providing
the company with the versatility needed to
store its produce while also having a separate
The external finishes consist of acrylic trowel
on render, textured paints, Alpolic cladding and
various Colorbond mouldings. The internal finishes
include standard gyprock partitioning with
different architectural mouldings and finishes.
The external paving that was utilised in
this project consisted of exposed aggregate to
the alfresco dining area and standard concrete
to driveway concrete.

BRIEF | The client brief was predominantly based
on the correct layout for the bakery and lunch bar.
Armada Construction suggested an upper-floor office
combined with a warehouse, because demand for this
type of facility was strong in the local area.
BUILD TIME | 28 weeks from initial
earthworks to completion.
FEATURES | Conventional building materials included
concrete slabs, tilt panels and steel, as well as various
architectural inlays, aluminium composite panels and the
platinum range of Colorbond for flashings.
