management of noise and traffic.
In order to provide an enticing and welcoming
entry point to the building, extensive demolition
and repair works were undertaken both during
and out of office hours, which included removal of
existing canopies, planters and pavers as well as
renewal of the waterproof membrane.
Aimed at attracting and retaining tenants,
four additional tenancies, including a bar & grill
and boutique patisserie/coffee shop, were added
on the ground floor. Aesthetic design elements,
introducing textures and colours, were achieved
with decorative pre cast concrete, timber and

commissioned to undertake the internal
refurbishment of the lobby. Key elements for
this part of the project included new perforated
acoustic ceilings, a variety of wall panelling
designs in Corian, coloured and polished concrete
and environmentally sustainable timber.

BRIEF | The client wanted to revitalise an ageing
ground-floor office tower to become an A-grade
thoroughfare for public access both day and night. It
needed to add life to this end of St Georges Terrace.
BUDGET | $9.9 million.
BUILD TIME | 12 months.
FEATURES | An architectural glass roof linking the
tower to the new external tenancies, self-cleaning glass
canopies – the first of their kind in Australia – and a new
entry statement with stainless steel lit columns.
