estralia Plaza consists of a
12-storey office and retail building,
two levels of basement parking,
and landscape plaza areas.
A significant element of the development is
the seven-metre-wide pedestrian thoroughfare
located to the east of the building, which enhances
the existing north-south axis of King Street,
extending this axis beyond Westralia Square to
the Perth Convention and Entertainment Centre
beyond. This provides a pedestrian system as an
extension of King Street.
The site will become one of the most frequented
in Perth due to its location on St Georges Terrace
at the entry of a large pedestrian precinct, with
access to Westralia Square, the neighbouring City
Square development, the Alluvion development
on Mounts Bay Road, the PCEC and the bus port
beyond. The plaza creates a public thoroughfare
which characterises the project. It is respectful
to the heritage buildings around it, and creates a
substantial civic avenue leading towards
The ‘ribbon’ element creates a sense of
playfulness and delight along the eastern (plaza)
facade and draws pedestrians towards the entry
and foyer. This seductive form extends through the
building to Mercantile Lane on the west facade,
forming the high ceiling of the entrance foyer and
informing the material selection internally.
The office floors range in size from 1055sqm
to 850sqm. The planning created some unique
office areas towards St Georges Terrace, including
a rare open deck area at Level 2.
At the ground floor level, a number of
tenancies have been created for occupation by
high-quality cafe and restaurant facilities, which
add a great deal of amenity for users of buildings
within the immediate precinct. The tenancies are
directly accessible from the public plaza areas and
benefit from the synergies created by other office
and retail developments on adjacent sites.
This development is a unique and iconic building
with significant prominence on St Georges Terrace.
It transmits a progressive ethos whilst conveying
its environmental credentials. It was also the first
in Western Australia to achieve a Green Building
Council of Australia ‘Green Star’ certification,
receiving a 4-Star rating for Office Design V2.
This rating recognises industry best practice for
environmentally sustainable office design.
