EAST PERTH RIVERSIDE
A brand new development for the eastern entry to Perth
Bringing together iconic sporting grounds Gloucester Park and the WACA, and
the nearby Queens Gardens, the East Perth Riverside project involves a huge
redevelopment of a 40ha tract of land in the eastern gateway to the City of Perth.
Set to offer a range of commercial, residential and entertainment opportunities,
the development will add an extra 3400 dwellings, almost 6000 new inhabitants
and 1700 workers to the area. The first stage – the Queens Precinct – is under-
way, with Frasers Property Group adding a mixed-use hotel development that
includes a 129-suite luxury hotel (completion 2012). Australian TRG Property
Group has also added 42 new residential properties with unique views of the
scenic Queens Gardens and easy access to the growing local amenities. The East
Perth Redevelopment Authority (EPRA) is still in negotiations with three groups
– Mirvac, Lend Lease Development and Brookfield Multiplex Constructions
with Frasers Property Australia – who are keen to take ownership for the site
development, and are expected to announce who will lead this in mid-2011.
The three groups will need to prepare detailed proposals that outline their plans
for the site – to be assessed against evaluation criteria, which include design
excellence, destination creation and high-quality sustainability outcomes.
EPRA chief executive Tony Morgan says the project aims to capitalise on the
area’s natural beauty and cultural and historical significance by creating a
diverse range of open spaces and parks within the built environment that connect
people with the Swan River. “The success of Perth’s future growth lies in
providing urban and built forms that support the health of our communities,”
he says. “Perth’s growing population will increase the demands on the city’s
resources and infrastructure – more efficient forms of development need to be
established to meet these demands within the capacity of the environment.”
